Frequently Asked Questions
Answers to common buying & selling questions
Buying
The home buying process begins with setting a wish list and budget, followed by getting pre-approved for a loan with the help of Lincoln Select's preferred lenders. Buyers can search for homes on the website, save favorites, and receive listing alerts. When ready, the team assists in submitting offers, negotiating the best price, and navigating inspections, appraisals, and closing. Throughout, agents provide education and support to make the experience stress-free.
Begin by creating a wish list and setting a budget. Use the Lincoln Select website to search for homes in Lincoln, Eagle, Hickman, Waverly, Bennet, Omaha, and more. Save your favorite properties and set up listing alerts to be notified immediately when new homes hit the market that match your preferences. This helps you stay ahead in Lincoln's competitive real estate market.
Pre-approval involves meeting with a lender to review your income, assets, debts, and credit. Lincoln Select partners with trusted local lenders who provide competitive rates and loan programs tailored to your needs. Being pre-approved clarifies your budget, speeds up the buying process, and gives you an advantage in negotiations by demonstrating financial readiness.
As of late 2025, the median home price in Lincoln is around $314,489, reflecting an 8.8% increase year over year. Homes typically spend about 23 days on the market, indicating strong demand. Interest rates have been in the mid to upper 5% range, which are not historically high. Buyers face competition and should act promptly to secure desirable properties while working with experienced local agents to navigate the market.
Home prices in Lincoln have been steadily appreciating, so waiting may result in paying more for the same home later. Interest rates may fluctuate, but refinancing remains an option if rates drop in the future. Additionally, waiting means paying rent instead of building equity. The competitive market means desirable homes sell quickly, so postponing your purchase could limit your options and increase costs over time.
Selling
The team uses accurate market data from the MLS to price your home competitively by analyzing active, pending, and sold comparable properties. They create custom marketing plans featuring high-quality photography, virtual tours, and videos to make your listing stand out online and offline. You receive real-time updates via Brivity, ensuring you are informed every step of the way. Their approach targets buyers both online and through traditional methods to maximize exposure and attract serious offers.
Lincoln Select selects 5 active, 5 pending, and 5 sold properties comparable to your home from the MLS to analyze market trends. This comprehensive data, combined with their local expertise, allows them to recommend a listing price that attracts buyers and maximizes your sale price. Proper pricing reduces time on market and prevents undervaluing or overpricing your home.
Start with a deep clean of every space to signal good maintenance. Declutter to make rooms appear larger and more functional. Remove personal photos and artwork to help buyers envision themselves living there. Enhance curb appeal by focusing on the front entry with a fresh welcome mat, seasonal decorations, and possibly a new coat of paint on the door. Adding houseplants brings warmth and life to interiors. These steps create a positive first impression and emotional connection for buyers.
Lincoln's market shows steady demand with median sale prices around $288,000 and homes selling in about 31 days. However, market shifts, inventory changes, and interest rate trends can affect buyer activity and pricing. Delaying your sale might expose you to softer pricing or increased competition. Personal factors like renovations or relocation timing are valid reasons to wait, but working with Lincoln Select ensures your timing aligns with market conditions to optimize results.
They create visually compelling listings with professional photos, 3D walkthroughs, and videos to capture buyer interest. Online marketing targets the 92% of buyers who search for homes on the internet through multiple platforms including the website, search portals, and social media. Offline strategies include unique keyword-enabled for sale signs that allow buyers to text for instant listing info, enabling immediate follow-up. This comprehensive approach maximizes exposure and accelerates the sale.
Financing
Before house hunting, Lincoln Select recommends meeting with a loan originator to get pre-approved. They partner with reputable lenders who gather financial information such as income, assets, debts, credit reports, and tax documents to determine loan eligibility and amount. The team helps buyers find competitive rates and suitable loan programs. Throughout the process, agents keep buyers informed from application to closing, ensuring clarity and support.
Once you find a property, your lender helps complete a full mortgage application detailing fees and down payment options. The application is processed where documents are reviewed, appraisals and title examinations are ordered. An underwriter then reviews and approves the loan if it meets all requirements. Additional documentation may be requested during this time. After approval, you set up homeowners insurance and attend closing to sign documents and finalize the purchase.
Using factors like home price, loan term, down payment, interest rate, taxes, insurance, and HOA fees, Lincoln Select offers an estimated monthly payment calculator. For example, a typical payment might include principal and interest, property taxes, homeowner's insurance, and HOA fees. This helps buyers understand their financial commitment and plan accordingly before making an offer.

Local Market
Median home prices in Lincoln have increased approximately 8.8% year over year, reaching around $314,489 as of late 2025. Homes typically spend about 23 to 31 days on the market, indicating a resilient and competitive market. Prices per square foot have also risen, and more homes are selling above listing price compared to previous years. These trends suggest a healthy market where well-priced homes attract serious buyers quickly.
Statewide, Nebraska has seen home price increases around 3.6%, with more homes selling above listing price than a year ago. Lincoln's market outpaces this with higher appreciation rates and shorter days on market. This makes Lincoln an attractive area for both buyers and sellers seeking a dynamic real estate environment supported by local expertise.
